Why Killeen foundations move

Killeen sits on the Black Prairie. That’s expansive clay that swells when wet and shrinks when dry. In a typical year, that soil moves several inches. Over a decade, the movement breaks slabs at the corners, separates walls from foundations, and warps doorframes.

The worst case is a long dry summer followed by heavy fall rain. The soil expands fast and often unevenly across the same lot. Slabs crack at the path of least resistance.

Foundation types you’ll find here

Most Killeen housing is post-tensioned slab-on-grade, built from the 1970s onward. The slab itself is strong. Its stability depends on the dirt underneath. When the corners settle or one zone drops, the fix is pressed concrete piers. Helical piers work for unstable subsoil.

Older homes (pre-1970, mostly near downtown and the original Fort Hood neighborhoods) are usually pier-and-beam. These fail differently than slabs: rotted floor framing, settled brick or concrete piers, crawlspace moisture damage. Repairs are mechanical and usually cost less per linear foot than slab work.

Common Killeen-area repairs

  • Slab corner settlement. The most common call. Typically 4-8 piers along the affected perimeter.
  • Driveway and patio sinking. Usually fixed with polyurethane foam injection (slabjacking) instead of full pier work.
  • Pier-and-beam rot in older homes. Replace the wood, address crawlspace moisture, level the floor.
  • Drainage correction. French drains, downspout extensions, regrading. Usually done alongside foundation work so the problem doesn’t come back.

Permits

Bell County requires a permit for structural foundation work. Most reputable contractors handle the paperwork. Larger lifts also need a structural engineer’s report, which adds 1-2 weeks to the timeline.
